Market Research
The company conducts comprehensive consumer, retail and real estate research. We determine research market demand for various product types. However, the market research goes much deeper in order to understand consumer and user attitudes and buying characteristics which are required to develop the appropriate strategy for a project. An important distinction in our work is in the field of predictive analysis where we produce a forward look at what can be as opposed to what is or what was.
Concept Development
Based on the market research, industry trends and our predictive analysis we program the overall concept of a development. At a macro level a project is conceptualized as a living community with fully developed programs such as “On the Seaside of Brooklyn,” “Bridges of Saint Paul,” and “The Villages of Gulfstream Park.” Examples of our fined grained concepts include an alfresco dining garden surrounding the paddock area of Gulfstream Park; and an open kitchen district Miami’s World Center development.
Project Positioning
Once a concept is programmed the project is carefully positioned in the market with a clear and concise merchandising plan which identifies the mix of merchants, uses, places of socialization and cultural production. In this step the company creates a detailed space by space merchandising plan for urban streets, districts and retail market places. The plan is financially modeled and refined to maximize the value to the property owners and the community.
Merchant Development & Recruitment
Village Solutions has a complete understanding of the most viable US and international merchants. We regularly talk to the leading merchants and monitor their sales and profitability to understand consumer spending patterns and to spot trends in the changing retail landscape. Likewise, at any one time the company is leasing a variety of developments which puts us in direct communication with the leading merchants of the world.
Equally important is the fact that the company has a proven record of finding one of kind merchants, future national success stories, new emerging retailers and entertainment concepts. However, most importantly, we actually create retail concepts that are appropriate for a project when other options are not available.
Design Management
Village Solutions has completed an extensive array of design work ranging from brochure design to marketing, advertising and branding. These designs are created in-house or in collaboration with leading outside designers.
